Sea Ranch Lakes homes and what they mean for a demo job

Sea Ranch Lakes is a village of roughly two-tenths of a square mile on North Ocean Drive (A1A), with 540 residents at the 2020 census. Lauderdale-By-The-Sea surrounds it to the north and south, the Atlantic lies to the east and the Intracoastal Waterway to the west.

The gated residential community was developed in 1956, three years before the village incorporated on October 6, 1959. The homes are walled in and arranged around two man-made freshwater lakes, and some lots back onto the Intracoastal. The old Sea Ranch Hotel, opened in 1940, closed in the early 1980s and was replaced by the Sea Ranch Lakes Condominiums. The oceanfront and beach clubhouse belong to the Sea Ranch Beach Club rather than the village.

General guidance

In general, homes from the mid-1950s that are still standing have usually been remodeled at least once, and the next round tends to be a full kitchen or bathroom gut, a dated pool deck or a patio replaced with something lower-maintenance. Lake and waterway lots usually have their outdoor living space in back, so concrete and pavers have to be carried to the driveway.

Condominium units generally follow the association's rules on contractors, hours and debris staging, which are separate from the village's own requirements.

We serve every home inside the village and the Sea Ranch Lakes Condominiums, as well as businesses at the Sea Ranch Center plaza. Entry runs through the village gatehouse on Gatehouse Drive, which also serves as the village police station, so expect us to check in there on arrival. Lakefront lots are good candidates for deck and patio removal or pool deck and concrete removal.

Our records include one job inside the village: hauling off cardboard and packing boxes for a household that had recently arrived.

FAQ

Demolition in Sea Ranch Lakes: common questions

How do you get through the gate in Sea Ranch Lakes?

The residential area is walled and gated, with a gatehouse on Gatehouse Drive that also serves as the village police station. Give us your address and the date when you book, and let the gatehouse know a demolition crew and truck are expected.

Does the village require a permit for my tear-out?

The village has a permit application on its website, and it's the right place to ask. Whether a permit is needed depends on the work, and getting it is up to you or your contractor. We don't apply for permits.

Can you remove a patio or deck on a lot that backs onto the lake or the Intracoastal?

Yes. Wood decks, paver patios and concrete slabs come out and get hauled away. Lakefront yards can mean a long walk to the truck, so a photo of the path from the yard to the driveway helps us price it.

Have you worked inside Sea Ranch Lakes before?

Yes, though not on demolition. We picked up the cardboard and boxes left behind after a family's move into the village.
