Coral Springs is a master-planned city, chartered in 1963 and mostly developed by Coral Ridge Properties. The first 536 lots sold in 1964, and the population then grew by more than 35,000 people in each of the 1970s, 1980s and 1990s. The city reached residential build-out in 2003, so most homes here date from roughly four decades of steady building.
It is a low-rise city: the tallest building is a 12-story condominium. Coral Springs strictly enforces rules on exterior paint colors, roofing materials, landscaping and RV and boat storage. Downtown, at Sample Road and University Drive, is being redeveloped, and the Coral Springs Financial Plaza office building was demolished at the end of 2021 to make way for the Cornerstone project.
