Miami Lakes sits about 15 miles northwest of downtown Miami on what was the Graham family's dairy farm. Development by Sengra, now the Graham Companies, began in 1962, and the original section east of the Palmetto Expressway was master-planned by Lester Collins with curving, tree-shaded streets and curving lakes. The first 3,000 acres were laid out around parks, 23 lakes and tree-lined streets, mixing residential, commercial and industrial uses.
The town incorporated in December 2000 as Miami-Dade's 31st municipality and covers about 6.5 square miles, roughly 13% of it water. The 2020 census counted 12,090 housing units, about 7% vacant, and the Graham family still owns a significant share of the town, mostly apartment buildings, shopping centers, office buildings and undeveloped land.
General guidance
In general, master-planned neighborhoods built from the 1960s onward carry both age and rules: original kitchens and baths in homes of that era are common candidates for tear-outs, and community or association guidelines often govern work hours, trailer placement and how the yard is left.
Lakefront lots, in general, bring their own logistics. A pool deck or patio that backs onto water is often reachable only through a side yard, which adds labor to a concrete removal.
Within Miami Lakes we serve homes near Main Street, Miami Lakes Town Hall, Royal Oaks Park, Miami Lakes Optimist Park and Veterans Park. The town is served from our Southwest Ranches location, and like all of our Miami-Dade work, jobs here are booked by appointment.
