What has to happen before a house can be demolished?

In general, whole-house demolition can't start the day you decide to do it. A few things usually have to be in place first, and they're the property owner's or their contractor's responsibility:

  • A demolition permit. Whole-house demolition generally requires one. Requirements vary by city, so check with your city's building department. Broward County's Building Code Division regulates construction in unincorporated Broward County and the cities it contracts with.
  • Utility disconnections. Electric, gas, water and sewer generally need to be disconnected by the utility providers and the appropriate parties before a house comes down.
  • Asbestos requirements. See the next section.
  • An empty house. Belongings should be out, or listed so contents can be quoted as a cleanout.

Sunshine State Junk Removal doesn't pull permits, disconnect utilities or do asbestos surveys. When we quote a house, we'll give you a clear list of what has to be done on your side before demolition day, so the schedule doesn't stall.

Do asbestos rules apply to house demolition in Florida?

They can. According to the Florida Department of Environmental Protection, the federal Asbestos NESHAP (40 CFR Part 61, Subpart M) sets work practices for demolitions and renovations of structures and buildings, excluding buildings that meet the residential exemption criteria in the NESHAP. Florida DEP administers the program under Chapter 62-257, Florida Administrative Code.

For buildings subject to the NESHAP, the regulations require the owner of the building and/or the operator to notify the applicable compliance office before any demolition or renovation. DEP's page says notice must be submitted at least 10 working days before the project start date, using DEP Form 62-257.900(1). Notices go to the appropriate district or local program compliance office, and Broward County is listed as a local program.

Whether your house is covered depends on the building and the project, so read the DEP page and contact the compliance office it lists before scheduling demolition. We don't accept or haul asbestos.

What affects the scope of a house demolition?

  • Size and construction. Wood frame, block and mixed construction come down differently and produce different debris.
  • The slab and foundation. Leaving them in place or removing them changes the job significantly.
  • What's left inside. An empty house is faster; contents can be quoted as a cleanout.
  • The lot. Access for trailers, trees, fences, pools and neighboring homes all affect how the work is done.
  • What stays. A pool, driveway, fence or detached structure you're keeping needs to be protected.

Every house demolition starts with a walkthrough, because photos can't show everything that matters on a job this size.

During the walkthrough, we look at access for loading, what is close to the house, and where clean concrete can be kept separate from mixed debris. You get a quote with the scope spelled out, including what is staying on the lot and what condition the site will be left in when the job is done.

Dumpster sizes

Trailer sizes that fit this debris

A house produces a large volume of mixed framing, drywall, roofing and fixtures, which suits the 21 or 24 yard trailer. Slabs and block are heavy; each rental includes 1 ton and $120 per ton over that, so concrete is best handled as separate clean fill.
